RENTAL PROPERTIES

A complete view of rental-property insurance.

From a duplex to an apartment building, insurance should reflect the building, rental income, the owner’s liability and risks related to occupancy.

WHO IT IS FOR

For property owners

We help owners of residential rental properties prepare the information insurers request: building characteristics, number of units, recent work, prevention measures, occupancy and claims experience.

WHAT TO CONSIDER

Points to review

  • Building and outbuildings
  • Rental income
  • Property owner’s liability
  • Water damage and sewer backup
  • Equipment breakdown
  • By-laws, ordinances and reconstruction cost

OUR APPROACH

Presenting the risk clearly

A complete submission helps an insurer understand the property. We work with you to gather relevant information, review proposed limits and deductibles, and identify conditions that must be met.

FAQ

Common questions

01Does a tenant’s insurance protect the landlord?

No. A tenant’s insurance mainly protects the tenant’s property and liability. The owner must insure the building, the owner’s liability and, when selected, loss of rental income.

02Why can reconstruction cost exceed market value?

Reconstruction can include labour, materials, demolition, debris removal and certain regulatory requirements. It does not necessarily follow the building’s sale price.
